Well, it was a month or more earlier than expected, but after a surprise phone call on Wednesday from our builder announcing that our home was going to likely be ready some 90 days sooner than expected, we're now scrambling to get everything in order. We've already lined up a broker and they'll be here on Monday for pictures of the inside. Yesterday the broker and one of her associates did a walk through of the home. Still have to come up with a price, but she believes we have a chance to sell quickly. I'm scrambling to get my financing lined up, though thankfully I have a mortgage commitment already. Have a lawyer lined up to represent us. Now it's a matter of getting the house ready for potential buyers. Last night I removed all personal pictures from the tables in various rooms. Will be doing more of this today. The race is on. We may be in our new house as soon as February. We weren't even remotely expecting this, but we'll make the best of a hectic situation.

I'll venture to guess you will have no problem at all selling your house.. I've seen many pics of your yard and it's beautiful!! They should include some pics of your garden when it's in full bloom! How exciting for your... I've learned with real estate to expect the unexpected.. when things start to move... they move fast!

I'll venture to guess you will have no problem at all selling your house.. I've seen many pics of your yard and it's beautiful!! They should include some pics of your garden when it's in full bloom! How exciting for your... I've learned with real estate to expect the unexpected.. when things start to move... they move fast! I sent over some pictures from this summer to the broker last night so she can put them up on the MLS page. We'll also print them out for folks to look through when the tour the home. Broker seemed to think it might sell quickly. Should be listed by this time next week. Doesn't it figure that snow is in the forecast in the next few days? We really did not want to move in the winter and we stressed this to the builder, so we're not happy about this turn of events, but we'll get through it. Never sold a home before, so this is all new territory for us.

I had my second home on the market for 3 1/2 years! seriously.. but in fairness.. it was located in a very rural depressed area of northwestern Illinois.. People's average income about $40k... so homes tend to take forever to sell.. We accepted a bid in late September.. we were told it was contingent of them getting a loan, and appraisal.. We went through the various required inspections.. and didn't hear anything... Suddenly.. got a call on October 25th saying the buyer wanted to close on October 31st giving us 6 days to try to empty out a 4 bedroom 2 1/2 car garage home! Fortunately our contract stipulated "on or before November 20th" so we were able to get another week to accomplish this task... and ended closing on November 7th...

Broker has given us a proposed listing price which is a bit lower than we'd expected, but pricing aggressively so that it will attract more potential buyers. Ultimately she believes the house will go for more than asking price. Yesterday started getting boxes from the NH state liquor store. Will be perfect for some of the packing we need to do. This weeking will be spent getting ready for photo shoot on Monday.

I've already spent a few hours today packing up the family room book shelves. We have lots of old photo albums and such that will be going to the new house as the images are not digitized. All the personal photos are off the shelves and end tables. The cook books are already packed up. This is so weird.
Broker just sent over the listing and agency agreement for us to sign.
Oh, and it's snowing here. Thank goodness the landscaper did my yard yesterday and got all the leaves off the lawn and back hill.

So yesterday I spent most of the day getting ready for the photo shoot tomorrow morning. I cleaned out all of our bookshelves in the family room, removing and packing up a bunch of photo albums. The cellar, which had previously been pretty neat and organized is slowly resembling a disorganized storage area with boxes and items from other rooms rapidly taking up space. Signed the listing agreement. Today it's more organizing with a focus on the kitchen counters. The agent basically said get all that off stuff off the counters. So much work. She believes we'll have an open house next Sunday.

Yes you have to make the house look generic so people can picture themselves living there. Would love the new house but not the move.

All the hours we put into making the house ready paid off. The photographer was very pleased and it went smoothly. The house will be on the MLS by Wednesday. I've heard several stories in the past few days about sales that go quickly. The realtor who was here today assisting the photographer said her last sale was on the market two days. Hoping it goes well this week.
