The showings are over and we have an offer we're quite pleased with. That said, we have to be prepared for the price to be negotiated down, if the house doesn't appraise high enough or if the home inspection turns up some repairs needed. Hoping to accept the offer tomorrow. The prospective buyer is finalizing a few items in their pre-qualifying application. This is moving fast. Awesome! Hope it all works out.

Accepted offer this morning. WOW... that was quick.... Like they say about Real Estate... location, location, location... Too bad my 2nd house was located where it was.. in an economically depressed area.. BUT... We also just sold it.... Of course.. it took 3 and 1/2 years!!!

Now it's a mad scramble to get everything in order for the lawyer and the mortgage company. Have a mover coming to give an estimate next Wednesday. Tentative closing on 1/31/18.

Wow! Everything moved so quickly for you Bob ! Will your new home be ready to move into at that time? They told us 1/26 is the projected date, so it better be ready. So far right on schedule. They're starting to do the cabinets next week. Tile work follows. Then flooring. We'll be down there around the middle of January for a walk through. Our prospective buyers are renters, thus the 1/31 date to close.

Home inspection last Saturday revealed some issues, including a lack of ventilation in the attic and mold up there that needs to be remediated. Also an issue with our electrical panel that kept an electrician here ALL DAY yesterday and coming back today. We've agreed to lower the price to fix the first issues in the attic, which also may make the house in a better position from the bank appraisal standpoint. Either way the price has to come down. I hate this whole process. Started getting bids on moving. Going to be an interesting January.

Had the buyer's appraiser here this morning, which will start the countdown to them getting the financing in order. Nice guy, but none of the amenities we've added outside the home have any bearing on the appraisal. What a shame. Well, we got to enjoy all of it for several years. Before our agent left, she put a "SOLD" sign atop the "For Sale" sign hanging out in front of our yard. We're now about a month away from moving, most likely it will be on the 30th if the buyer's financing come through. The mover we met with today seemed great. A family run business. He struck my wife and I as friendly, honest and well aware that word of mouth referrals are good for his company. I think we'll be going with him unless his estimate is way off from the previous one we received from a larger company. Our agent has recommended the guy who came today and so has a friend of my wife.
Time to start packing.

Builder called today to say that they now want to close on 2/16! No notice, they locked in the date without telling me or checking to see how that worked with schedule. Our P&S says we're to close on 1/31! Now we are looking at trying to coordinate this with our buyers. Called our lawyer. She's now going to deal with the builder. These guys are unbelievable with their lack of communication. They just don't give a damn. So frustrating.

At the right time they'll hear about it from me. I think they're oblivious to how this has impacted us, as the construction supervisor seemed to think they were doing us a favor by extending out to the 16th. Had they given me a call last week, all of this could have been avoided. I'd told them we'd close early if we could, and now we can, but instead they just chose the date. I'd be hard pressed to recommend them at this point, just based on our experience with the sales team. We'll get it worked out, but what a hassle and a potentially costly one at that.
